How Long To Sell

The time horizon for the sale of our seller’s property is based on the market conditions outlined within the previous pages under market analysis, property sales factors, property value and competitive pricing. Furthermore the location of our seller’s property is a key factor. For example on the average it takes between 120 to 160 days on the market to sell a property in the Truckee Lake Tahoe and Quincy / Portola markets. In the Reno and Carson City markets it takes an average between 60 to 80 days on the market to sell a property.

A small percentage of properties will sell in a few weeks, while others may take many months. Buyers' purchasing decisions are driven by their knowledge of the market through comparison shopping and emotional appeal. This, in turn, creates a logical value for their purchase. The selling and buying cycle is front loaded with new listings supported through aggressive marketing campaigns. This, in turn, drives an estimated 75-80% of buyers to pay a visit to your property within the first 8 weeks from when it is initially listed. There is nothing more critical to a timely sale than the correct INITIAL pricing.
