Example of Marketing Plan


Century 21 Tahoe Sierra Real Estate Associates and their sales team members’ work meticulously with clients to develop a marketing campaign designed to leverage the clients’ property features and benefits.

Each property is unique and therefore it requires the development of a customized marketing plan, as a result not all of the elements of the following marketing plan example will be utilized. Our sales team members will apply an appropriate selection of these elements to your property-marketing campaign based on the mutually agreed upon objectives. Our sales team members’ work with clients to reach mutual agreement in writing as to exactly what marketing elements would be provided.

This is an example of a marketing plan that leverages not only Century 21 Tahoe Sierra Real Estate Associates as well as their sales team members’ own aggressive marketing efforts; but also that of our affiliation with Century 21 and the global network of Century 21 Real Estate in 45 countries, with 8,000 offices, and 147,000 agents of change. The Century 21 brand has the highest brand awareness level when compared to any other real estate organization surveyed. Our brokerage and sales team members advertise to buyers early in the shopping process. The bottom line is that we provide broad exposure of your property.

CMA

You will be provided with a Comprehensive Property Profile including a Comparative Market Analysis and our Opinion of Value. Pricing a property realistically is critical to a successful sale. An overpriced property takes longer to sell, and may ultimately command a lower price.

SIGNAGE

A "For Sale" sign will be placed on your property. "For Sale" signs generate over 70% of interest and calls from potential buyers and other agents.

MLS

Multiple Listing Service -

Your property will be placed in the computer database. There are over one thousand agents within our Board of Realtors that will be made aware of the availability of your property. Your property will be placed on the Multiple Listing Service Tour to familiarize as many agents as possible with its features. Please note: MLS Tours occur primarily during the spring, summer and early fall.

PRINT ADVERTISING

Your property could be periodically advertised in the following print outlets

Flyers

Flyers of your property, will be published and publicized in our Truckee and Kings Beach offices. In addition, promotional flyers are left at the property for agents and buyers who inspect the property.

Your property will be featured on the Century 21 Tahoe Sierra Real Estate Associates web site. To increase worldwide exposure your property will be listed on the most visited real estate web site on the Internet www.realtor.com and the second most visited real estate web site with two million monthly unique visits Century 21. Additionally, your property listing could be converted to Spanish language and listed on Century 21’s Spanish language web site Century21espanol.com with forty thousand monthly visitors. Through the "My Century 21" tool on century21.com the site sends automatic email alerts to potential buyers of properties they’ve profiled. Your property could be placed on the following web sites:

There is a featured properties section in the newsletter and your property could be featured.

A "virtual tour" with panoramic views of your property will be posted to the property detail page on our website. We will create a complete virtual video tour that will be featured on our office websites and placed on the MLS, realtor.com and century 21.com web sites.

Flyers

e-Flyers of your property, will be produced and emailed to targeted list of potential buyers and Century 21 agents / brokerages in the drive markets of the San Francisco Bay and Sacramento areas.

Virtual Agent

a rider sign will be placed on the For Sale Sign with an 800-phone number and property code. The potential buyer would call the number and put in the property code and listen to an audio tour of the property, request photos emailed to the buyer’s cell phone, request a text message sent to their cell phone and request an email of the property listing sent to the buyer’s account, as well as have the virtual agent call the listing agent to setup a tour of the property. The listing agent will be alerted of the buyer’s inquiry via text message to the agent’s cell and an email sent with the buyer’s phone number for follow up.

Television Advertising

The Century 21 national network in partnership with Spot Runner provides access to premium cable networks and national broadcast network affiliates on a regional basis. Images of your property could be inserted into a television commercial with a call to action to call your listing agent about your property.

Pod casts and Blogs

Our sales team members could feature their clients’ properties via pod casts and their blogs. This are great grass roots marketing vehicles that introduce properties to target markets of potential buyers in an "informational sales mode".

PROMOTION

Agent Tour & Open Houses-our sales team members would coordinate with the MLS tours to feature your property on an agent tour. Furthermore, your property would be exposed to the market through open houses. Buyers use open houses over 50% of the time as a source of information about properties.

MISCELANEOUS LEVERS

Referrals-Another great source of buyers is through the Century 21 nationwide referral network. We frequently have expressed interest from agents throughout the country referring potential buyers.

Relocation-Our brokerage is members of the Century 21 California relocation network. This network of brokerages specializes in generating relocation referrals. We receive relocation referrals to our region from this network of brokerages. Whenever possible we attempt to match up the relocation referrals with our brokerage listings.
